How long will it take to sell? +

My average is 21 days from MLS listing to accepted offer, but that varies by neighbourhood and pricing strategy. Well-priced condos in Yaletown, Coal Harbour, and Brentwood routinely sell in under 2 weeks. I'll give you a realistic timeline in our initial meeting based on current market velocity.

Do I need to move out before listing? +

No. I work with both vacant and tenanted units. If you're living in the property, we'll schedule showings around you. If it's tenanted, BC's Residential Tenancy Act governs access, I'll walk you through exactly what's required and how to handle it properly.

Should I renovate before selling? +

Almost never worth a full renovation, buyers price in their own taste. Small things that do move the needle: fresh paint in neutral tones, professional cleaning, decluttering, and fixing anything obviously broken. I'll walk through the unit with you and flag exactly what's worth doing.

What's a strata depreciation report and do buyers care? +

Yes, savvy buyers (and their agents) always review it. A depreciation report projects the building's major repair costs over 30 years and the reserve fund's adequacy. An underfunded building is a red flag. I'll review yours in advance and brief you on how to present it, so it doesn't derail an offer at the subject stage.
