The Neighbourhood
Lynn Creek is the North Shore’s newest town centre, and it sits on some of the best-connected land in North Vancouver.
For years this stretch of Lower Lynn was light industrial, a bus loop and not much reason to stop. Then the District of North Vancouver made it one of its town centres, and it’s been turning into a real neighbourhood since: towers and mid-rises around Mountain Highway and Hunter Street, a new community recreation centre in the middle, and Seylynn Park out front.
What makes it work is the location. Lynn Creek runs right through it with forest and trail on both banks, Phibbs Exchange sits at the north end of the Ironworkers Memorial Bridge, and the mountains are behind you. New construction, real trail access and the North Shore’s best bus link to Vancouver and Burnaby, all in one place.
Active Now
Buyers who want brand-new North Shore construction, often at a lower entry point than established neighbourhoods like Lynn Valley or Edgemont. Commuters who work in Vancouver or Burnaby and want the shortest trip off the North Shore. Mountain bikers and trail runners who want Inter River and the creek corridor out the door. First-time buyers and downsizers happy to be early in a town centre that's still filling in.
It's a poor fit if you want a finished, quiet neighbourhood. Lynn Creek will have cranes for years.
What’s Nearby
At Mountain Highway and Hunter Street, facing Seylynn Park. A full-size gym for basketball, volleyball, badminton and pickleball, multipurpose rooms and licensed childcare.
The green heart of the neighbourhood, along the Lynn Creek corridor.
Sports fields, a national-level BMX track and a dirt jump area, tied into the regional trail network.
Shops, a movie theatre and three acres of free themed gardens, just west of the neighbourhood.
The last working farm on the North Shore, with more than 200 animals. One of the best places around to take young kids.
The suspension bridge, swimming holes and forest trails, a short trip up the creek.
| Type | What to expect |
|---|---|
| New condo towers | The core of the market, concentrated around Mountain Highway and Hunter Street. |
| Mid-rise and low-rise | Newer buildings stepping down from the tower cluster. |
| Purpose-built rental | A meaningful part of the town centre plan. |
| Townhomes | A smaller supply within several of the newer projects. |
You're buying newer product on the North Shore, with modern building envelopes and amenities. Which project and phase you're in matters, and so does the outlook: creek, mountain and water views all price differently.
Key Buildings
Three towers, Beacon, Compass and Apex, beside Seylynn Park and the creek. Compass was completed in 2018.
A tower and townhomes at the centre of the town centre, next door to the Lynn Creek Community Recreation Centre.
Lynn Creek is being built out project by project, so the list keeps growing. Ask me about any building, including what's approved next door.
Hunter Street has a Walk Score of 77 and a Bike Score of 84. Around the town centre, the rec centre, the park and nearby shops are all within walking range. Walkability drops toward the edges of the neighbourhood, where the street-level shops haven't filled in yet, so weigh that when you compare buildings. The bike score is earned: the Lynn Creek trails and the links to Inter River make this one of the better cycling neighbourhoods on the North Shore.
Transit is the ace. Phibbs Exchange sits at the north end of the Ironworkers Memorial Bridge and was rebuilt and reopened in 2024. From there, the 210 and 214 run to Burrard Station downtown, the 222 runs to Metrotown, and the R2 Marine Drive RapidBus runs west to Lonsdale Quay and Park Royal.
| Destination | Typical time | How |
|---|---|---|
| Downtown Vancouver | About 25 to 35 min | The 210 or 214 from Phibbs |
| Metrotown | About 30 min | The 222 from Phibbs |
| Lonsdale Quay | About 15 min | The R2 RapidBus |
| Mount Seymour | About 20 min drive | Skiing and hiking |
Approximate times.
| School | Type | Worth knowing |
|---|---|---|
| Lynnmour Xá7elcha Elementary | Public (SD44) | K to 7 at 800 Forsman Avenue |
| Windsor Secondary | Public (SD44) | Grades 8 to 12 at 931 Broadview Drive |
Lynnmour carries both its English name and its Squamish name, Xá7elcha, which means Lynn Creek. The Norvan Boys and Girls Club runs on site, and it's part of the Windsor family of schools.
Windsor Secondary offers English and French immersion, and it's known for its athletics pathways, including a Hockey Academy and a Soccer Academy. For a kid who's serious about a sport, that academy structure is a real draw.
Confirm the catchment for a specific address with the North Vancouver School District before you write an offer.
The town centre is still being built. Expect cranes, road work and changing sightlines for years.
Close to Hunter Street and Mountain Highway, it's very walkable. At the edges, less so for now.
Being close to the Ironworkers is the commute advantage, and it also means traffic noise near Highway 1. Check which side a unit faces.
More towers are approved nearby. Check what's planned around a building before you pay for its outlook.
Lynn Creek spans new towers, mid-rises, rentals and older stock on the edges, so a neighbourhood average blends properties with little in common. What matters is recent sales in your building, at your exposure and floor. That's the analysis to run before you list or write an offer, and it's the one I'll run for you.
Buyers looking for a newer North Shore condo often compare these. For the full picture, see our guides to Lynn Valley and Central Lonsdale.

One of the District of North Vancouver's designated town centres, planned as a transit-oriented, mixed-use community around Mountain Highway, Hunter Street and Phibbs Exchange.
From Phibbs Exchange, routes 210 and 214 run over the Ironworkers Memorial Bridge to Burrard Station. The 222 runs to Metrotown, and the R2 RapidBus runs west to Lonsdale Quay and Park Royal.
A full-size gym for basketball, volleyball, badminton and pickleball, multipurpose rooms and licensed childcare. It's a neighbourhood hub, not an aquatic centre.
Lynnmour Xá7elcha Elementary and Windsor Secondary, which offers French immersion plus hockey and soccer academies. Confirm the catchment for a specific address with the North Vancouver School District.
They overlap. Lynn Creek Town Centre covers the Lower Lynn area around Mountain Highway, and many listings in and around it use the Lynnmour name.
Lynn Creek is newer, mostly condos, and right on Phibbs Exchange. Lynn Valley is more established, with a mall, a library and more family housing further up the mountain.
Long-term rentals, generally yes: since late 2022, BC stratas can no longer ban them. Short-term rentals are limited to the home you actually live in, and your strata can restrict them further.
