I curate 3–5 properties worth your time, including off-market options, with building notes and a pricing context sheet for each.
We tour together. I point out what photos hide, sun exposure, noise, storage quirks, so you walk out knowing the real picture.
Strategy matters here. I'll advise on price, subjects, and deposit size based on the competitive landscape, then negotiate hard on your behalf.
I manage the inspection, coordinate with your lawyer, and walk you through completion day, so there are no last-minute surprises.

Common Questions
For properties under $500K: 5% minimum. $500K–$999K: 5% on the first $500K, 10% on the remainder. Over $1M: 20% minimum (not CMHC-insurable). Most of my buyers in the $800K–$1.2M range plan for 10–20%.
PTT is 1% on the first $200K, 2% up to $2M, and 3% above $2M. First-time buyers are fully exempt up to $500K and get a partial exemption up to $525K. New construction under $1M also gets a full exemption, which makes pre-sales attractive for some buyers.
Pre-sale means you pay today's price for a condo that completes in 2–4 years. The upside: PTT exemption (if under $1M), time for your down payment to grow. The downside: construction risk, no guarantee the market moves your way, and you can't inspect what doesn't exist yet. Resale gives you certainty. Which is better depends on your timeline and risk tolerance, we'll work through it together.
Strata fees are monthly contributions to the building's operating fund and contingency reserve fund. They typically cover insurance, building maintenance, amenity upkeep, and property management. In Vancouver condos, expect $0.50–$0.85/sqft per month. High fees aren't always bad, well-funded buildings avoid special levies. I'll review the financials and depreciation report before you commit.
From our first conversation to keys in hand: typically 6–12 weeks for a motivated buyer with financing ready. The search phase varies most, I've helped buyers close in 3 weeks when the right property appeared, and worked with others for 4 months while they waited for exactly the right unit. Completion date (the day you get keys) is negotiated in the contract, commonly 30–90 days after subject removal.
